Any deck over 30 inches off grade requires a permit and an inspection in most Orange County cities, and we handle that paperwork instead of leaving it on you. We build guardrails to the 36 inch height code and space balusters so a 4 inch sphere can't pass through, because that's what the inspector checks first.
Deck demo produces a lot of splintered wood and bent nails, and we bag it and haul it out rather than leaving a pile in your side yard. We run a magnetic sweep for stray screws and nails before we call a job done.
The quote lists the decking brand, the joist spacing, the footing depth and the fastener type, not just a lump sum. That way you know if we're pricing composite or pressure-treated pine before the crew ever shows up.
We don't hand the framing to one crew and the staining to another. The people who cut your joists know exactly how your ledger was flashed, which matters when it's time to seal the boards around it.
Clay soil in this area shifts more than people expect, so footings that aren't deep enough will heave a post over a couple of seasons. Full sun most of the year means we steer people away from dark composite decking that gets too hot to walk on barefoot.
